Developing new homes

In July 2017 the Government reconfirmed its ambitions to increase the number of new homes it builds to 300,000 a year by the mid 2020s. Clarion Housing also has ambitions to increase the number of new homes we deliver, our ambition is to deliver 50,000 over 10 years, two thirds of which will be for affordable rent or affordable home ownership. This ambition is matched by a commitment of £13 billion, which also includes £2.6 billion that has been ringfenced for investment in our existing estates.

75% of residents think that it is important that their landlord builds more new homes. Over two thirds of residents also strongly agreed that there is a need for more homes in their area. Residents in London, where housing is under the most pressure are feeling the greatest need for new homes.

In 2017/2018 we completed 1,263 new homes across the country and also started to build a further 1,428. This number is set to increase significantly through our new homes development pipeline which increased from 8,000 homes last year to over 14,000.

Below is a snapshot of some of the new schemes we completed or commenced during 2017/18

Barne Barton, Plymouth

In July we submitted a planning application to regenerate our Barne Barton Estate in Plymouth. The £22 million plans will transform this former naval estate and provide 228 new homes, including homes for older people. The layout of the estate will also be significantly improved. Residents have been closely involved in designing the new estate.

"We have been actively involved with Clarion in helping shape the proposals for the future of Barne Barton and making sure that the things that really mattered to residents were included. We’re all really excited about the proposals and the massive transformation it will deliver here.” - Local resident and member of the regeneration steering group, Kayleigh Knight

Ebbsfleet Garden City, North Kent

During the year we entered into a partnership with Countryside Properties to deliver 2,600 new homes in one of the country’s largest new residential schemes - Ebbsfleet Garden City. The new homes will be within Ebbsfleet’s Eastern Quarry, which will provide 6,250 homes on completion as well as commercial facilities, schools and leisure facilities.

We are also building more than 400 more homes at Castle Hill, Ebbsfleet for affordable rent and shared ownership.
