Since becoming Clarion Housing we’ve been reviewing our housing stock. South Shields has been identified as an area where customers should have the opportunity to move to a social landlord that has a larger operational presence, so we are intending to transfer 924 Clarion homes in South Shields to another social landlord. The process is called a stock transfer.
We have written to all affected residents in South Shields to inform them of the stock transfer and provided an FAQ. If you are not a Clarion resident in South Shields you are not affected.
If you live in a Clarion home in South Shields and are unsure if you are affected, please call the independent tenant advisor, Communities First, on FREEPHONE 0300 365 7150, or by emailing firstname.lastname@example.org.
No. All residents will remain in their home. Instead of Clarion Housing it will simply be owned and managed by another social landlord that can provide the same high standard of service but have a greater operational presence in the area. We will continue to keep you updated on how these discussions are progressing.
Your tenancy rights will not change. Your security will not change You WILL be able to stay in your home. Once this transfer takes place, you will have a new landlord, which means you will pay them your rent and they will be responsible for managing and maintaining your home. Your rent will continue to increase in line with your tenancy agreement or lease. The formula for the rent is set by the government and will not change as a result of a new landlord.
If you have existing rent arrears and have made an agreement with Clarion to pay the money owed over a specific period, the new landlord will honour that agreement.
It’s too early to be specific on timescales but we aim to select a local social landlord and complete the legal transfer in approximately 6-9 months. We will keep you frequently updated on progress and provide more specific timings as soon as we are able to.
We will be approaching a number of reputable social landlords with a greater operational presence in the area over the coming months to assess the service they will be able to provide to you as residents. We will then invite some South Shields residents to work with us to assess responses from these potential social landlords (see below: ‘How can I have a say in which social landlord will be chosen?’). At a later stage, South Shields residents will be invited to a ‘meet the landlord’ event to put queries to the new social landlord and this will also be another opportunity for you to give your independent tenant advisor, Communities First, any feedback you may have on the transfer.
Please complete the questionnaire (enclosed in the pack you received in the post) and return in the freepost envelope provided, to let us know what’s most important for you in selecting a new social landlord. Your feedback is very important to us and this will directly influence which social landlord is selected.
We are also looking for residents to be part of the panel to evaluate submissions from potential new social landlords. If you are interested in becoming involved, please provide your contact details to Communities First either by calling Freephone 0300 365 7150 or emailing email@example.com.
This transfer is not subject to a resident ballot – there is no formal vote. However, South Shields residents will play an active role in the bidder evaluation process and we encourage you to submit your queries and feedback via the enclosed questionnaire.
