This offer is for affordable or assured tenants of Clarion Housing

Your offer

We’ve put together a fair offer that gives you the opportunity to stay in their neighbourhood. We promise you:

  • A new home according to your needs
  • Will keep the same tenancy rights you have now
  • Free, professional packing and removals
  • Free handyperson service to help older and vulnerable tenants
  • Help if you need to move temporarily because of regeneration
  • New energy-efficient fridge freezer, washing machine, cooker and dishwasher

Payments you’ll receive

  • A disturbance payment of £3,000 to cover the cost of moving home
  • Relocation payment of £6,300 per household

Keep all your tenancy rights

You’ll keep the same tenancy rights that you have now. For example, if you have the Right to Buy now, you’ll keep that right in your new home.

Rent

Regeneration does not affect how your rent is set. It will be set in the same way it is now. If you move into a home with more or fewer bedrooms, you’ll pay the appropriate rent for your new home.

Service charge

The service charge will continue to be set in line with the terms of your tenancy agreement. You will move into a different type of home with new facilities, green spaces and improved communal areas. The additional homes mean there will also be more people to contribute to service charges.

Resident homeowners

Who this offer is for

This offer is for leaseholders and freeholders who were the legal owners living in the properties as their main and principle home on 27 May 2015.

Your offer

Three options:

  • A new replacement home if you choose to stay
  • We’ll buy your home at open market value, plus 10% if you prefer to leave
  • A shared equity option

Plus

  • New energy-efficient fridge freezer, washing machine, cooker and dishwasher if you choose to stay
  • Help if you need to move temporarily because of regeneration

Other payments you’ll receive

  • A disturbance payment of £3,000 per household to cover the cost of moving home
  • up to £750 towards your own independent valuation
  • payment towards Stamp Duty Land Tax
  • Legal fees and disbursements

How we value your home

We’ll arrange for an independent valuation of your existing property by a member of the Royal Institution of Chartered Surveyors (RICS). The valuation will take into account:

  • market conditions
  • changes in the value of homes in the surrounding area
  • condition of the house, including any improvements made (for example, new bathrooms or kitchens)
  • local amenities (for example, schools, transport links, shops and services).

After a valuation has been completed we will confirm this with you in writing.

Non-resident homeowners

Who this offer is for

This offer is for:

  • anyone who owns a property in Eastfields, High Path or Ravensbury but their main and principal home is elsewhere
  • anyone who was living away from Eastfields, High Path or Ravensbury on 27 May 2015, but has since returned.

This offer is not for affordable or assured tenants of Clarion Housing or resident homeowners.

Your offer

If you're a non-resident homeowner we want to buy your property from you. We will give you:

  • the open market value of your property (based on an independent valuation)
  • a further 7.5% on top of the market value (up to a maximum of £75,000).

Other payments you'll receive

We’ll also pay you:

  • legal conveyancing costs up to a maximum of £750 plus VAT for selling your current property to us
  • disbursements for selling your property to us (this includes Land Registry searches and the cost to transfer money)
  • Stamp Duty Land Tax of the market value of the home you are selling to us plus the additional 7.5% up to £75,000 if you buy a new property.

You have up to 12 months to claim these costs.

This is the same amount you would be entitled to under a Compulsory Purchase Order. Please get independent advice about the possible tax implications and the options open to you.

How we value your home
