Awaab's Law is a new law to reduce resident health hazards related to damp and mould.
Damp and mould can result in serious health problems. As your landlord, we take issues with leaks, condensation, damp and mould very seriously.

Awaab’s Law comes into effect from 27th October 2025.
It sets out how landlords should handle damp and mould, with strict deadlines to fix health hazards in tenants’ homes. As your landlord, we must:
- investigate significant hazards within 10 working days of becoming aware
- provide a written investigation summary, and next steps, within 3 working days
- begin recommended works within 5 working days - and for complex cases, works must start within 12 weeks.
We want to assure residents that we already work to this guidance, and are fully prepared to ensure we comply with the new law.
We're always looking at ways to improve our services, and will continue strengthening how we identify and act on hazards, especially for vulnerable residents.
