Major works

See how we make planned improvements to your home, building, and communal areas.

We spend over £100 million each year on improving homes, communal areas and residential blocks, as part of our major works programme. The programme ranges from roof works and exterior decorating, to communal heating, energy efficiency projects, and lift replacements.

Major works take time to plan and schedule, so we let you know in advance, and appoint a dedicated resident liaison officer to keep you informed throughout.

Works can vary from property to property, so you may not have the same improvements made as your neighbours.

How planned improvement projects work

We let you know our plans:

  • If we’re planning to improve your home, we'll always let you know in advance and share our proposal.
  • If you’re a leaseholder we have a legal requirement to consult with you about the work, costs involved, proposed contractors, and to answer any queries or concerns you have.

We appoint a resident liaison officer (RLO) to keep you informed:

  • You’ll be given contact details for your resident liaison officer and site team.
  • Your RLO will visit you before work starts to answer any questions, and go through the works agreement with you.
  • Your RLO will be available throughout the works to make sure everything is going smoothly and answer any additional questions you might have.

We follow up to check how everything went:

  • We carry out customer surveys before, during and after all our major works projects.
  • For year 2024-2025, our overall resident satisfaction was 82.1%.

Contractor site rules
