We're aware some claims management companies, also known as 'claims farmers', are targeting our residents. They may be in touch to encourage you to make a legal disrepair claim against us.
We want to make you aware of some things before you decide to make such a claim, and to keep you safe from misleading information or financial risk.
These companies may approach you by:
- knocking on your door
- posting leaflets
- making cold calls
- contacting you on social media
Some of them may claim to be from housing, or say they are working on our behalf - but they aren't.
These companies are not part of Clarion, and do not represent us. They are businesses looking to make money by selling your claim and personal details to solicitors, for a fee.
Defending these claims costs us money that could be spent on repairs, community improvements, and resident support services. Going through these third-parties can delay repairs, and have a negative impact on your neighbourhood.
What you need to know before signing anything
If you're approached by one of these companies, here are some important things to consider:
"No win, no fee" isn’t always risk-free
These companies often say you won’t pay anything if your claim doesn’t succeed, but small print can be complicated. If your claim fails, you may still have to cover legal costs.
You might not be able to back out
Once you’ve signed the paperwork, it can be difficult to cancel the claim. You may have to pay for things like home surveys or insurance policies, even if you didn’t realise at the start.
Claims can take years to settle
Legal claims like this often drag on. While ongoing, your solicitor may advise you not to let Clarion carry out any repairs, which could make your situation worse.
You could be left with a big bill
If your claim doesn’t succeed, you might have to pay Clarion’s legal costs.
These companies make money by selling your claim to solicitors
They may tell you they’ve had success against Clarion, but their priority is profit, not your wellbeing.
What to look out for
- Unexpected visits - if someone knocks on your door saying they are from Clarion, ask for ID. If you’re unsure or feel uncomfortable, don’t let them in and call us on 0300 500 8000 to confirm.
- Suspicious phone calls - if someone phones you claiming to be from Clarion, take their name and contact us on 0300 500 8000 to verify their identity.
- High-pressure tactics - they may rush or pressure you into signing something. Take your time, and ask for advice before agreeing to anything. We recommend getting independent advice from Citizens’ Advice, a Housing Advice Centre, or a trusted local solicitor before signing anything with a claims management company.
